What's different about villa automation
An independent villa typically has its own gate, garden and perimeter to manage — features an apartment resident doesn't need to think about at all, since those are handled at the building or community level. A villa owner is solely responsible for the full scope of security and automation, from the boundary wall inward.
What's different about apartment automation
An apartment resident's automation typically stops at their own front door — building-level access, common-area security and utilities are managed by the builder or the RWA, not the individual flat owner. This means apartment automation projects tend to be more contained in scope, but also need to work within whatever building-level systems already exist (an intercom system, for instance).
Where the two actually converge
Once inside the front door, the core automation — lighting, AC, security sensors, scenes — is genuinely similar between a villa and an apartment. The real differences are at the boundary: gate and garden for a villa, and integration with shared building infrastructure for an apartment, both of which are worth discussing explicitly with whoever's designing the system.
